Spring has Sprung…now what??

Spring is finally here and many of us are ready to experience the warmer weather and everything that comes with it. But donâ€™t let the rising temperatures cause your family to spend more money on utility bills.

Check out these five tips and see how we can help you enjoy the season and the savings, a benefit for you and the planet.

Change Your Air Filter:

One of the easiest things you can do to get your home ready for the spring season is to check the status of your HVAC air filter. Filters should be checked every month, and changed at least every three months, or whenever the filter looks dirty. A dirty filter will slow down air flow and make the system work harder to keep you coolâ€”wasting energy.

Get an HVAC Tune-Up:
Just as a tune-up of your car can improve your gas mileage, a yearly tune-up of your cooling equipment can improve efficiency and comfort. The contractor will inspect refrigerant levels, clean and adjust blower components, and clean evaporator and condenser air conditioning coils. Learn more here.

HVAC Equipment Replacement:
If your cooling equipment is more than 10 years old or needs frequent repairs, it may be time to consider a replacement. Up to date equipment could provide dramatic savings compared to a unit installed 10 or even 5 years ago. Got Allergies?

Room air purifiersâ€”sometimes referred to as “room air cleaners”â€”are portable, electric appliances that remove fine particles, such as dust and pollen, from indoor air, so you can say goodbye to sneezes and sniffles! Spring is a perfect time to invest in a room air cleaner.

Pool Pumps:
Did you know? Your pool pump could be your home’s second largest energy user, costing you as much as $720 in utility bills every year. Updated pool pumps use up to 65% less energy than standard pool pumps and can save up to $450 a year in energy bill costs.

Palma Kitchen + Tap Opens March 24th

Members always remark about the incredible “wow” factor they experience when driving through the front gates for the first time. They talk about the gorgeous golf course, the majestic palm trees, and the romantic water feature. Itâ€™s an exciting sense of arrival which only accentuates the anticipation for the truly unique dining adventure that awaits.

Itâ€™s this emotional connection and the feeling of being on vacation that led us to explore names for the new restaurant, and Palma Kitchen + Tap was the clear winner. Keeping with the Club’s Mediterranean inspiration, we decided upon “Palma” for two reasons; the first being that Palma is the capitol of Spain’s largest island, Mallorca (sound familiar?). The second is that “palma” is the Spanish, Italian, and Portuguese word for “palm”, a staple to the entry experience of our community.

While the atmosphere is sophisticated, it also blends beautifully with the Mediterranean architectural theme of La Casa. The upscale design gives guests a warm and comfortable feeling that easily transports you to Europe. The open design easily segues to the outdoors, offering diners the opportunity for casual intimate evenings under Encanterra’s palms.

Palma Kitchen + Tap Opens March 24th

Palma Kitchen + Tap will open for full service beginning Wednesday, March 24th from 11:00am â€“ 8:00pm. We are very excited to show off the new restaurant, create delicious cuisine, and provide Members and their guests with exceptional service. To give our Members the best first impression during our opening week, we will do the following:

Close Mallorca on Monday and Tuesday, March 22nd and 23rd for kitchen and server training. Explorations, Solaz, and Tapas at The Algarve will be open for food service.
Serve our full menu, from starters to desserts and every cocktail in-between beginning on Wednesday.
Seat the new restaurant, patio and bar at half-capacity from March 24th â€“ 28th to allow our servers and kitchen staff to excel at delivering high service standards and expedient ticket times.
Reservations will be taken online through OpenTable, click here to make reservations (please note: the OpenTable link has been set for Member’s only usage so you will not find it for public use on the App. OpenTable is still updating the name of the restaurant so it may still show Bistro 1528). Sorry, no walk-ins.
You can also call 480.677.8060 during business hours for reservations.
Takeout orders will be operated through Explorations and delivered curbside in front of La Casa.
We will open La Cocina for our Eggscellent Sunday Breakfast on Sunday, March 28th from 8:30am â€“ 1:00pm where we will feature everyone’s favorite omelet bar. Seating will be available in Explorations, La Cocina, and on the patio.

Real Estate market-Supply vs Demand

If you do not know, TJ and I have operated an onsite resale office in the model gallery since we opened ENC in 2008 but this is not about us, it is all about Encanterra members and the agents here that focus on this amazing community.

The market is and will be super tight for the unforeseeable future. Inventory is at record lows and ALL builders are holding lottery/drawings for minimal lot releases. Now more than ever it is critical to work with agents that are true Encanterra Professionals who fully understand the community. This brings unparalleled value to you as an owner who is thinking of selling or buying. In any market at any time a full-service, full-time Real Estate professional will bring substantial value to you and proven over and over to bring the most important factor to you, and that is the final net/bottom line on the sale of your home. The absolute worst option in nearly every case is to select someone based on how much of a discount they will offer.

Recently we found yet another example of that with a stunning home that hit the market that is roughly $50,000 below actual value and has one, yes 1, photo as a new listing on the MLS.

We all know many people that have a Real Estate license and if you do not know a license can be obtained in just 9 days. Before going outside the gates for Real Estate services for selling or buying at ENC, please give any of the 5-6 agents that focus solely on Encanterra an option for an interview. Most of us have an endless database of buyers and sellers. So many factors to consider at ENC and agents contact all of us working the community on a regular basis asking why fees are so high, did not know ENC had a clubhouse, ask us what price to list at, and many more questions.

Taking it a step further and personally I would support and use any business owner who operates inside the gates regardless of that business. Our team solely recommends pest control, cleaning services, electrical work, handyman services, home watch services, and other services that primarily focus on this community.
