Ben explains that in recent months, there have been several home sales that have occurred at the base price, meaning buyers are paying what they would if they walked into the builder’s office and selected the base model, without any additional upgrades or options. “But that’s not all,” Ben continues. “In today’s market, we are witnessing an even more intriguing phenomenon—homes selling below base price. These properties come fully furnished, with full landscaping, and all the bells and whistles you can imagine.”

Steady Activity in the Market

Switching gears, we discuss overall market activity. Ben highlights that there have been 11 resale home sales in the last month, a positive sign for the market. What’s particularly striking is that eight of these sales occurred without any price reductions, a departure from the recent past when price drops were common.

“People are coming back to reality,” Ben observes. “Homes that are selling quickly are those that are complete and offer that ‘wow factor’ from top to bottom.”
