No Bake Cookies

This family favorite is a staple in the Leeson household! Ben’s mother’s memory lives on with these cookies. The Leeson family calls these “Summertime” cookies! Our grandchildren call them brown cookies. : ) They ask grandpa (Ben) to make them on most visits…& he always obliges! He has made them so often that he has memorized this simple no bake recipe! It is perfect for this time of year because you do not need to heat up the house with the oven. They are made on the stovetop.

Ingredients

2 cups sugar

1⁄2 cup butter

1⁄2 cup milk

2 tablespoons peanut butter

2 tablespoons cocoa

1 teaspoon vanilla extract

3 cups quick-cooking oats

Directions

Step 1

In pot over high heat, combine sugar, margarine, milk and peanut butter. Bring to boil; cook 1 minute.

Step 2

Remove from heat. Quickly stir in cocoa, vanilla and oats. Drop by spoonfuls onto wax paper. Let cool. Refrigerate leftovers.

If you do not know, TJ and I have operated an onsite resale office in the model gallery since we opened ENC in 2008 but this is not about us, it is all about Encanterra members and the agents here that focus on this amazing community.
 
The market is and will be super tight for the unforeseeable future. Inventory is at record lows and ALL builders are holding lottery/drawings for minimal lot releases. Now more than ever it is critical to work with agents that are true Encanterra Professionals who fully understand the community. In any market at any time a full-service, full-time Real Estate professional will bring substantial value to you and proven over and over to bring the most important factor to you, and that is the final net/bottom line on the sale of your home. The absolute worst option in nearly every case is to select someone based on how much of a discount they will offer.
 
Recently we found yet another example of that with a stunning home that hit the market that is roughly $50,000 below actual value and has one, yes 1, photo as a new listing on the MLS.
 
We all know many people that have a Real Estate license and if you do not know a license can be obtained in just 9 days. Before going outside the gates for Real Estate services for selling or buying at ENC, please give any of the 5-6 agents that focus solely on Encanterra an option for an interview. Most of us have an endless database of buyers and sellers. So many factors to consider at ENC and agents contact all of us working the community on a regular basis asking why fees are so high, did not know ENC had a clubhouse, ask us what price to list at, and many more questions.
 
Taking it a step further and personally I would support and use any business owner who operates inside the gates regardless of that business. Our team solely recommends pest control, cleaning services, electrical work, handyman services, home watch services, and other services that primarily focus on this community.

We could all use a little positive news about now!

A common question that our team has been getting lately is, “Are you still showing and listing homes during this time?” The answer is yes! Here in Arizona we have very low inventory (less than 2 months supply), which is a perfect combination for sellers. Interest rates are historically low and for the first time in 50 years, mortgage rates have fallen below 3%. This is great news for buyers and if you have been thinking of refinancing, now is the time to take advantage of these mortgage rates.   
 
When you see Realtors on TV they seem to focus on the glitz and glamour of our profession. But in reality, our team has to help clients during some of the most difficult times in life like death, divorce, job loss or sickness. Situations like these are happening daily. As Realtors, we have to serve those that need our help the most. Over the past few months our team has worked with several buyers and sellers that could not physically travel to Arizona due to quarantine restrictions. We have completed video walk-throughs, facetime calls, zoom meeting inspections, virtual signings. You name it, we have done it. This might not be the most practical way of buying a home but the answer is YES, you can still buy a home without seeing it in person.  
 
During these uncertain times it’s easy to put things off or “wait it out”. Our team challenges you to use this time to position yourself to come out better when this pandemic is over. The Price is Right

There are many important variables when getting ready to list your home.  But one of the most critical things to consider is price and pricing it right the first time.     Inside the gates of Encanterra, the resale market has entered more of a neutral state.   As of today, we have 52 resale homes and that number continues to grow.    Homes are sitting on the market much longer than last year.  When a home is not priced properly, it will sit for awhile and become stale.  Potential buyers might be thinking, “There must be something wrong with this home since it’s been on the market 200+ days?”  When the market shifts like this, it gets harder to sell.   A good agent can take your home to the next level in terms of staging, getting it market ready and selling it in the least amount time.   Our team is all about the little details and it shows in all of our listings.  Ben Leeson, owner and Realtor at Shea Preferred Realty Group was recently featured to the show Real Estate Pros.    He sat down and shared some of our teams strategies on what we do differently.   Whether you live inside or outside the gates of Encanterra, and you have been thinking of selling, reach out to our team and hear about what we can do for you.
