State of the Market at Encanterra®

Shea Preferred Realty Group continues to see tremendous success and growth throughout our community. Our location in the model gallery gives us unparalleled access to buyers. History shows that nearly 100% of all buyers who eventually become members have toured the models, or have been stay and play guests, and most have certainly worked with or toured the models with a Shea Homes® community representative (onsite sales team). Shea Preferred Realty Group is introduced to every single buyer walking through the model gallery. Over the past year, 42 homes have been listed in the community with various agents that have cancelled or expired– meaning they did not sell during their listing period. 19 of those came from outside agents, 20 came from the other inside listing agents and Shea Preferred Realty Group only experienced 3 cancelled or expired listings. Of course, there are many factors and variables but Shea Preferred is very pleased to only account for 7% of the total canceled and expired listings in the past 12 months.

Resale homes are doing well if they are priced at market value, include reasonable options, and are staged to perfection. Shea Preferred has represented nearly 80% of our own buyers in the past 12 months. That simply means buyers are coming to us without agents, and of course, we pass that discount on to our wonderful sellers. Out of the 54 resale pending/closed listings in the community so far this year, only 6 were represented by outside agents, none of which– 0% –represented both the buyer and seller, compared to 80% for Shea Preferred, and 24% for other inside agencies.
