Sellers Have Incredible Leverage in Today’s Market

Sellers Have Incredible Leverage in Today’s Market

Sellers Have Incredible Leverage in Today’s Market | MyKCM

With mortgage rates climbing above 3% for the first time in months, serious buyers are more motivated than ever to find a home before the end of the year. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), puts it best, saying:

“Housing demand remains strong as buyers likely want to secure a home before mortgage rates increase even further next year.”

But the sense of urgency they feel is complicated by the lack of homes for sale in today’s market. According to the latest Existing Home Sales Report from NAR:

“From one year ago, the inventory of unsold homes decreased 13%. . . .”

What Does This Mean for Sellers Today?

With buyers eager to purchase but so few homes available, sellers who list their houses this fall have a tremendous advantage – also known as leverage – when negotiating with buyers. That’s because, in today’s market, buyers want three things:

  • To be the winning bid on their dream home.
  • To buy before rates rise
  • To buy before prices go even higher.

Your Leverage Can Help You Negotiate Your Best Terms

These three buyer needs give homeowners a leg up when selling their house. You might already realize this leverage enables you to sell at a good price, but it also means you can negotiate the best terms to suit your needs.

And since buyer demand is still high, there’s a good chance you’ll get offers from multiple buyers who are willing to compete for your house. When you do, look closely at the terms of each offer to find out which one has the best perks for you.

If you have questions about what’s best for your situation, we can help. We have the expertise and are skilled negotiators in all stages of the sales process.

Bottom Line

Today’s buyers are motivated to purchase a home this year, and that’s great news if you’re thinking of selling. Let’s connect today to discuss how much leverage you have as a seller in today’s market.

SPECIAL CHRISTMAS FOR A FOSTER GROUP HOME

Join our team this year as we help a local foster group home have a special Christmas. This time of year is supposed to be a time of happy memories and joy. However, for many foster children and youth, this time of year can be especially difficult to navigate.   There are a few easy ways you can help.  We are looking for 20 individuals to donate a $50 Visa or MasterCard gift card along with a new blanket.  Or you can donate supplies like hygiene, school supplies and basic necessities.    Giving back feels so good this season.  If you’d like more information, please contact T.J. Kelley at 602-369-0519 or email info@encbrokers.com to get more information.  Donations need to be collected by December 1st.

Updates from your Encanterra Club & HOA

Encanterra Country Club

Fall has arrived and we are starting to see some of our Seasonal and International Members return to Encanterra. We’re very excited for the upcoming season. The overseeding of the Golf Course is underway along with the annual maintenance on the pools.

We have several events planned coming up over the next couple months and we are starting off with Fall Craft Beer Week, October 11-19! We have an exciting week planned, featuring all kinds of fun promotions and events for Encanterra Beer Lovers. Mark your calendars and join in the fun! Check MTL for a list of all Fall Craft Beer Week events. Also keep an eye out for new fall specials heading to Palma Kitchen + Tap! We will also be redoing the Tapas at The Algarve menu very soon.

I would like to take a moment to share the challenges we are having as it relates to staffing, not only in food & beverage but in many departments. Food & Beverage is down six back of house team members. Club Maintenance is short five, and Golf Maintenance is currently trying to recruit eight team members. The Sports Shop and Outside Services are staffing up during the overseed closure to prepare for winter. This challenge is not specific to Encanterra and many businesses in hospitality and many other industries are experiencing similar challenges.

The goal of sharing the details of our current staffing shortage is to provide transparency to our Members. With transparency comes knowledge and with knowledge comes perspective. The team we have is working very hard to provide the experience you’ve all come to love here at Encanterra, and I kindly ask you all to exercise patience and understanding. I am grateful for the team that we have and their commitment to our Membership, and I sincerely appreciate your patience, gratitude, and understanding of the current situation. We’re actively recruiting and working to get these positions filled as quickly as possible, but until then, our amazing team will continue to serve you all to the best of their abilities.

Golf Update

We are incredibly pleased to introduce our new Director of Golf, Damian Lane-Lehew. Damian started on September 27, and he comes to us with a perfect combination of experience and enthusiasm.

Most recently, Damian was with the team at Tatum Ranch Golf Club, and before that he held important roles with Gallery Golf Club located north of Tucson and Seville Golf & Country Club here in our area. Damian comes highly recommended by team members within BlueStar along with others in our extended network, and we expect him to settle in quickly and help prepare us for the coming season.

Damian has Valley and PGA roots (his grandfather has been a teaching professional in town for many, many years). He and his wife Nicole enjoy many hobbies beyond golf, including scuba diving, cooking, and spending time with their two rescue pups, Milo and Cayde.

Please join us in welcoming Damian to the team.

Golf Course Conditions

Summer is ending, and the fall season is upon us. It was nice to have a monsoon season this year as Encanterra received over 11 inches of rain this season. While the rains have helped with the summer transition and aiding with the Bermuda grass spreading and filling in, it has created a lot of growth and the Golf Maintenance Team is working hard to get caught up on the trimming. When we get the quick rainfall, it creates washouts in the areas between the houses and the golf course leaving mud and debris on the cart paths. Alex and his team worked hard to clean the damage up, although this has put the team behind in some areas, mainly the trimming of the landscape. The team will be working on catching up, although this may take several weeks before we are back on schedule.

October means it’s time to transition to the “winter grass” or Rye grass. This transition is done by lowering the heights on the Bermuda grass and almost forcing the Bermuda into dormancy. This will help by opening it up to provide a seedbed for the new Rye grass. Members will notice the grass change to a Tan or “Blonde” look on the Bermuda. The Rye grass is then overseeded into the Bermuda and water is run throughout the day until the new grass germinates. The Golf Course will be closed through October 29 for the process and will be cart path only for approximately three weeks after reopening.

The bunker renovation work is complete, with new liner and sand in all the green side bunkers on Holes 1, 2, 4, 10, 11 (back bunker only), 12, 14, 17, 18. These bunkers will be a vast improvement, but will require a different bunker shot than the old bunkers as the sand is a softer blend without any soil contamination.

Lifestyle

Our Lifestyle team is gearing up for the upcoming holidays and have several big events planned!

Members can now find on MTL a calendar listing available of all planned events and activities from October 2021 through April 2022! This includes concerts, offsite trips, comedy shows, jukebox bingo and much, much more. Tickets for events will go on sale six weeks in advance to give all Members the same chance to register for participation.

Club Advisory Committee

We are looking for a couple of Members to volunteer to serve on The Club Advisory Committee. If you’re interested. please click here (PDF) to download and fill out the form. Once complete, please email it to Trish at trish.huff@encanterra.com.

What Is The Club Advisory Committee?

The Club Advisory Committee (CAC) meets roughly eight times a year. The topics of discussion will include items specifically related to the Club. The CAC will not be discussing subjects related to the HOA, Shea, the Welcome Center or other items that are unrelated to Club’s oversight. The committee is made up of a well-rounded collection of Members that represents the breadth of owner and Member types we have in the community.

We thank you for your support and enthusiasm for the Club and we look forward to seeing you at all our October events and activities.

Warmest regards,

Trish Huff
Club General Manager

Encanterra Community Association

Greetings from your Encanterra Community Association Team!

Fall has finally arrived in Arizona, and I know we’re all ready for the cooler temperatures after the long, hot, and wet summer we experienced!

Thank you to those that have reached out and welcomed me so warmly to the community, I’m excited to be a part of this amazing community and team! Should you have any questions or concerns that I may be able to assist with, please do not hesitate to reach out 480.306.7743 or via email at GBeaulac@AssociatedAsset.com.

Fall Overseeding & Landscape Update:

The BlueStar Landscape team started the overseed process on all turf areas throughout the community around mid-September. To ensure the seed can germinate, it is very important to keep the turf areas damp once the seed has been spread. We kindly ask that you keep off the turf for the next couple of weeks while the winter Rye grass establishes itself.

Routine checks of the turf areas will be performed over the next few weeks to ensure irrigation is working correctly and not leaking or over spraying onto sidewalks or streets. If you notice an excessive amount of water pooling or accumulating where it shouldn’t, please reach out to your association management team.

You may have noticed that most, if not all, yellow bells and orange jubilees in the community are looking a bit distressed. This is due to an infestation of the larvae of the Sesame Leaf Roller Moth. Once we are through the transformation process of these moths, the landscape team will be cutting back all of the yellow bells and orange jubilees as they have had success with these plants coming back to life once they are cut back. We just need to wait for nature to run its course.

We appreciate everyone’s patience and understanding while the landscape team has been working diligently to make necessary erosion repairs, perform plant trimmings, and general storm clean up the past couple of months. There are multiple areas throughout the community that still need plant removals/replacements and erosion repairs. The team is working to get this accomplished as quickly as they can.

The Board of Directors will be reviewing proposals for plant removal/replacement for various areas around the community the first week of October.

It is our goal to achieve an approximate seven-week rotation schedule throughout the community. If there is an area of concern such as an irrigation leak, tree damage, etc., or other landscaping questions, please contact the Association Office directly at 480.306.7743 and provide us with as much information as possible (location/address/lot number) so we can ensure your concern is properly addressed.

Mosquito Spraying:

Affordable Pest will continue spraying the common areas along the walking paths. You may see them in the early morning hours treating common areas and retention areas. They will be helping us identify potential areas of concern to help reduce the population.

Please keep in mind, this alone will not prohibit or eradicate the mosquitos, and ask that you take the necessary steps to protect yourself and family. One of the ways you can help is to ensure that you do not have standing water on your lot, in empty fountains, and water features or keep them running so there is circulation.

Street Lights & Path Lights:

We’ve had several Members reach out recently concerning street lights and path lights not working. We have two different types of lights in the community, those that the association is responsible for the maintenance of and those that are SRP’s responsibility to maintain. If you notice a light out in your area that has a pole number in yellow stickers that’s approximately seven feet up on the pole, that is SRP’s responsibility. Please snap a photo or note the pole number and the closest address so we can report this to SRP. If there is not a pole number, these lights are the association’s responsibility, all we need is the closest address or cross street to have our electrician service these lights.

Neroli & Good Life Gate Updates:

The device reader at the Neroli Gate, located at Kenworthy & Neroli, hasn’t been working as it should. I’m happy to announce that the repairs have been completed and the device reader is now 100% functional.

The Board of Directors recently approved a proposal to extend the paver drive at the Good Life Gate. Unfortunately, like everything else right now, there is a 10-12 week delay in getting the additional pavers needed to extend the paver drive in this location. We anticipate the extension being completed mid to end of December.

Gate Access Devices:

As a reminder, there is currently a shortage of gate access devices due to the national microchip shortage. We ask that, unless absolutely necessary, those that already have gate access devices in their possession refrain from requesting additional devices at this time. We anticipate getting a shipment of the windshield stickers in late November, headlamp stickers in January, and the handheld devices in May 2022. During this time, we ask that Members utilize access codes and their Club Membership Cards to gain access to the community. We appreciate everyone’s understanding while we work through this.

Friendly Reminders:

Each month, many new Members are moving in and our updates are just one way to stay connected and share information.

Coach Lights:

Please take a look at your coach lights (lights on either side of your garage door) to ensure both are lit at night. Our over-night courtesy patrol does a wonderful job at notifying us when lights are out but we don’t like sending those letter to Members!

Walking Paths:

Whether you walk or bike on the many walking paths around the community please remember to be courteous to fellow Members/residents! Pet’s are required to be on a leash and we ask that you pick up after your pet while walking/biking in the community.

About America

Good Life Festival headliner, America, began an epic classic rock journey in the 70s, founded by three young Americans living in London as sons of US Air Force personnel stationed there at the time. Dewey Bunnell, Dan Peek and Gerry Beckley ironically produced American classic rock anthems such as “Horse with No Name” and “Ventura Highway.” Indeed, the group has said the band’s name, America, was selected because they didn’t want fans to think they were British musicians trying to sound American. The hits kept coming with “Lonely People,” “You Can Do Magic” and many others. America won a Grammy Award for Best New Artist and claims a star on the Hollywood Walk of Fame as well. They reached the top of the Billboard charts with “Sister Golden Hair” in 1975 and the top of the Adult Contemporary charts with songs like “Tin Man” and “Today’s the Day.” America celebrates five decades in the music business as they headline The Good Life Festival.

About Don Felder formerly of The Eagles

Don Felder is a Rock n’ Roll Hall of Fame guitarist and 27-year veteran of The Eagles, one of the most popular and influential rock groups in history. Felder forged an impressive career selling more than 150 million albums and has the distinction of recording the top-selling album of all time: Their Greatest Hits in 1971. He is a New York Times bestseller for his book “Heaven and Hell: My Life in The Eagles.” Felder is a true American rock and roll guitar hero and continues to grow himself as a top-tier solo artist. Hits include “Heaven and Hell,” “Victim of Love,” “Visions of Love,” “Heavy Metal” and “Hotel California” winning record of the year.

About The Guess Who

The Canadian Rock Group was founded in Winnipeg in 1965. The band first gained recognition when they recorded a cover of the British hit “Shakin’ All Over” and released it to the radio under the name “Guess Who” in hopes that DJs would feel more inclined to play a song by a mysterious new British band. The success of that cover led them to reach top charts internationally. Many successful albums and singles later the band was inducted into the Canadian Music Hall of Fame in 1987. Among their most iconic hits from the late 1960s through the mid-1970s include “No Time,” “American Woman,” “Laughing,” “These Eyes”, “Undun” and “Share the Land.”

About Nate Nathan & The Mac Daddy O’s

Opening the evening and getting the crowd rockin’ will be special guest, Nate Nathan and the Mac Daddy-O’s. A local favorite, this group has a passion for music, and serious talent. The 11-piece band plays soft rock favorites. With eight singers, five lead singers, sounds of steel guitar, saxophone, violin, and more, the band keeps the energy high and the audience screaming “encore!”
