True comps matter. Random online estimates do not. We look at active homes, coming soon listings, homes under contract, closed sales, expired listings, and cancelled listings. We want to know exactly who you will be competing against, what buyers have already passed on, and why certain homes did not sell. We also look at price reductions, days on market, seller motivation, buyer activity, and how similar homes are being positioned. Because the goal is not just to be on the market.
