Why Home Maintenance Matters More Than Ever Before You Sell

March 18, 2026 by sheapreferred

Staying ahead of maintenance is more than just good homeowner practice. It can directly impact whether your sale stays together.
One of the biggest reasons buyers walk away from a contract today is what the home inspection reveals. In fact, Redfin reported that more than 70 percent of recently canceled contracts happened because of inspection-related issues. In today’s market, buyers have more choices, which means they are often less willing to take on a home that feels like it may come with hidden repairs or expensive surprises.

Older homes often come with a different maintenance profile than newer construction. That does not mean there is something wrong with them. It simply means there are more systems, materials, and components that may need attention over time. Roofs age. HVAC systems wear down. Plumbing can develop leaks. Electrical systems may be outdated. Windows, seals, smoke detectors, drainage, and even small deferred repairs can add up quickly in the eyes of a buyer once an inspection report lands on the table.  The challenge is not always the repair itself. It is the uncertainty it creates.

When buyers see a list of maintenance items, especially in an older home, they may start wondering what else has been overlooked. That is when trust can erode, negotiations can become more difficult, and deals can fall apart.  This is why getting ahead of maintenance before listing is so important.

For sellers of older homes, being proactive can make a major difference. Addressing high-impact items before going on the market can help reduce surprises, strengthen buyer confidence, and keep the transaction moving forward. In some cases, a pre-listing inspection may also be worth considering so you can see potential red flags before a buyer does.

The good news is you do not have to fix everything.

What matters most is knowing which repairs are likely to raise concern and which ones may not be worth over-improving.  Our team can help you identify the items most likely to affect buyer confidence in your specific market, so you can be strategic with your time and money.
The bottom line is simple. Older homes need a more thoughtful maintenance game plan when it is time to sell. Staying ahead of repairs can protect your value, reduce buyer objections, and help you avoid losing a sale over issues that could have been addressed early.

If you are thinking about selling and want help identifying the maintenance items that matter most before you list, our team is here to help.
